Included with ALL lease agreements under Boardwalk Realty & Management is the Boardwalk Benefits Package. Included in the program as features are the following:

  • Emergency Service Network: Tenant shall have access to the monitored 24/7 Maintenance Hotline in the event that a maintenance issue should occur after hours or on weekends.

  • Tenant Landlord Liability Insurance: Up to $100,000 of Liability coverage for the property in the event of an accident caused by the tenant. Tenants would be responsible for any charged deductibles per incident for claims.

  • Hvac Filter Program for Utility and Maintenance Reduction: Tenant shall receive HVAC filters delivered to the home approximately every 90 days. Clean filters can help reduce utility bills up to 15%. Watch the Video To Learn More

  • Online Tenant Portal for Maintenance, Payment Options, and Electronic Statements: Tenants have free access to our Tenant Portal to submit maintenance requests, pay online using all included payment options to include the automatic ACH option, and have access to electronic statements.


    Free Credit Reporting for All Rental Payments made during this Lease to Experian: Tenants receive the benefit of positive credit reporting for all on-time rental payments to Experian.


    One Time Late Payment Fee Forgiveness:
    During the current Lease term only Tenant shall receive the benefit of 1 late rent forgiveness which shall not accrue late fees, provided that the full rent payment and any other monthly payments are paid no later than 7 days after the actual rent due date and provided that Landlord has been made aware that rent will be late prior to the actual rent due date.


    Inspection Reschedule: During the current Lease term only Tenant shall have the ability to cancel and reschedule 1 previously scheduled property inspection without incurring the inspection reschedule penalty as stated in the Lease Agreement provided that the cancellation of such inspection appointment is no later than 24 hours prior to the scheduled appointment.


    Maintenance Service Call Appointment: During the current Lease term only Tenant shall have the ability to cancel and reschedule 1 previously scheduled maintenance appointment without incurring the maintenance appointment cancellation fee as outlined in the Lease Agreement provided that the cancellation of such appointment is no later than 24 hours prior to the scheduled appointment.


    Access to Boardwalk Vendor Network: Tenant shall have access to the already-vetted Boardwalk vendor network. This is a benefit to the Tenant in the event that Tenant is in need of services such as carpet cleaning, cleaning, repairs and other services.


    24 Hour Access to the DIY Maintenance Center: Tenant shall have access to the DIY maintenance center that includes videos and step by step how to’s for many of the simple and common maintenance issues that may be able to be resolved by Tenant.


    Access to the Tenant Portal: Tenant shall have access to our tenant portal system for more convenience when submitting maintenance requests, paying rent and other payments online using the ACH payments option and the automatic ACH option, as well as access to electronic statements and ledgers.




    Frequently Asked Questions:
    Can I opt out of this Resident Benefits Package? No. Boardwalk is providing the Boardwalk Benefits Package to all tenants.

    What if I have my own Renters Insurance coverage? The Boardwalk Benefits Package will apply to all homes and tenants. You may always carry any additional insurance coverage of your choosing.

    How often will I receive my filter(s)? A new filter will be shipped directly to your door approximately every 90 days.

    Do I install the filter myself? Yes. Once received, you will remove and dispose of your old filter, and replace with the new filter. There will be instructions in your shipment on how to locate and change your filter.

    Why do I need to change my furnace filter? It is an excellent way to save money on your energy bills. Having a clean filter means it takes less energy to push air through your home. A dirty filter is the #1 reason for HVAC system failures. It restricts the air flow into your HVAC systems air handler, which then strains, and often times burns out the motor controlling air flow. An HVAC repair STARTS at around $600 and an exhaustive repair can easily reach $7,000. A new system, if the damage is irreparable, starts at around $10,000.
